The Signorelli Company and EMCID Announce Acquisition of Prime Acreage in Valley Ranch Entertainment District for Convention Center

THE WOODLANDS, TEXAS  (Feb. 10, 2025) -- The Signorelli Company announces that East Montgomery County Improvement District (EMCID) has acquired approximately nine acres of prime commercial land for the site of its new 210,000-square-foot convention center in the Entertainment District at Valley Ranch Town Center in New Caney, TX. Construction is underway, marking the next phase of the Valley Ranch community’s rapid expansion as a premier destination for commerce, entertainment and corporate growth in Greater Houston.

The new convention center will be the seventh largest in Texas and is designed to accommodate major corporate events, trade shows, local and regional youth sporting events, consumer expos, galas and other large-scale gatherings.

Convention Center Features and Economic Impact

Preparing for a wide range of events, EMCID’s convention center design includes a 55,000-square-foot ballroom/exhibit hall, nearly 20,000 square feet of meeting space, and approximately 25,000 square feet of pre-function and lobby space and outdoor courtyards. An attached 813-space parking garage and future space for a full-service, connected hotel are in the plan.

EMCID estimates the convention center will generate nearly $1.73 billion over the next 30 years in new net spending within the improvement district and about $35.1 million in sales, hotel and venue taxes. The project is expected to generate more than 500 direct and indirect full-time equivalent jobs. In December, 2024 EMCID announced the sale and delivery of just over $159 million in sales tax revenue bonds to fund the construction.

Rapid Growth Continues for Valley Ranch

When fully developed, Valley Ranch Entertainment District will add approximately 1 million square feet to the Valley Ranch community. Currently the convention center brings total Entertainment District space commitments to approximately 425,000 square feet including:

  • Cinemark Theater, 40,000 square feet;
  • Lumos, 45,000-square-foot high-tech entertainment venue opening Spring 2025;
  • The Hill at Valley Ranch, an outdoor, multi-purpose entertainment venue;
  • Randall Reed Stadium;
  • New Caney ISD Natatorium; and
  • Hope Media Group, corporate headquarters for Christian ministry with multiple media brands and state-of-the-art broadcast studios.

Adding to the momentum, Signorelli Company recently announced the launch of The Marketplace at Valley Ranch, a 115-acre upscale shopping district, further diversifying the community’s retail and lifestyle offerings.

Valley Ranch Town Center features 1.75 million square feet of retail, office, entertainment, restaurant and mixed-use space, with more developments in progress. The adjacent Valley Ranch residential community includes more than 2,000 single-family and multifamily homes, with additional sections under development.
